CNNMoney.com reported that there were nearly 220,000 foreclosure filings during the month of April, including notices of default, scheduled auctions and bank repossessions. And there are 3.7 million borrowers at least 90 days late on payments. This news has prompted real estate investors across the country to make offers through banks and realtors to purchase many of these distressed properties.

Probably one of the greatest misperceptions about HomeVestors® is that the “We Buy Ugly Houses®” company only buys foreclosures. When visiting with sellers who have called HomeVestors about selling a home, I always ask how they found us. In many cases they tell me that because of the situation they are in, the first thing that came to mind was to call the “We Buy Ugly Houses®” people. Prices have corrected considerably since the housing bubble began to burst five years ago making home values in many areas cheap. In places where prices have dropped the furthest, there are deals almost everywhere you look.

In most places owning a home is much cheaper than renting now. Foreclosures and short sales continue to be abundant. Coupled with the most recent and unfortunate natural disasters across the country there are many displaced folks who now find themselves renting. This demand will create a rise in rent rates.

While rents rise, thirty year conforming home loans are going as low as 4.3%. And don’t forget about the tax break on the interest. But these low interest loans will not last forever and forecasters predict Fed rates will jump up dramatically before the end of the year.

Consider that landlords are now using new metrics for calculating what they will require in rent. A landlord who owns a $100,000 rental property expects their annual rent to be at least 9% of the cost of the home, or $750 a month. But, the monthly mortgage payment for the same $100,000 home at 5% will be roughly $540 a month on a thirty year note.

All of this is great news for owner occupants and real estate investors alike. Real estate investors are finding incredible deals all around while home buyers will probably never see the likes of these low interest rates again making this the perfect time to buy!

Real estate investors spend a great amount of time trying to qualify their leads over the telephone. Don’t do this. It’s disrespectful to the seller.

When a seller calls a real estate investor about buying their home, they typically have a problem that needs solved. They are usually very sensitive and under pressure. A laundry list of questions from someone they don’t know may seem like an interrogation and does not establish trust and rapport.

I can’t tell you how many times I have gone on an appointment and learned that the seller wasn’t exactly truthful during their initial phone conversation with me. These people aren’t liars; they just weren’t comfortable discussing their intimate financial details over the telephone with someone they have never met. When you are on the sellers turf and have successfully bonded with them, they are more at ease and willing to open up to you.

In addition, do not tell a seller that you cannot buy their house over the telephone. Yes, I know how inconvenient it is for you to drive all the way across town to tell someone no. But, is a seller more likely to refer you to their friends and family if you tell them no in person, or over the phone? And, which do you think will benefit the reputation of your business and improve your professional respect and integrity? Telling the seller no over the phone… or in person?

If a seller will allow you visit them at their home… GO!

How many times have you been out driving and found the ugliest house on the street and thought to yourself, “I’ve got to have that house!”? As real estate investors, we spend a great deal of time talking about the perfect investment property. Where is it located, how many bedrooms does it have, when was it built, how big is the lot? And when we find it, we scrutinize its condition to determine the needed repairs. But aren’t we forgetting something? What about the seller?

I’ve got news for you. You can spend every waking moment looking at a house that you want to buy, but you never will if you do not have a relationship with the seller. Behind that structure of sticks and bricks is a human being that does not care what you think about the roof or the heating system. They have a problem and, at least for the moment, you are the only person they are looking to for a solution.

The amount of time you spend listening to a seller and their situation is a critical step and can influence whether or not they will accept your offer. Most sellers that sell to real estate investors have a reason they called the real estate investor instead of a real estate agent. They have a problem to solve and most of the time they want a real estate investor who is compassionate and concerned about helping them solve their problem. So the next time you arrive on your appointment to look at a house, sit down first with the seller and just listen before you do any looking. You be will surprised at the results!

You may be surprised to learn that the U.S. Department of Agriculture offers loans for home owners.  As a part of the USDA Rural Development program, they strive to help families become successful homeowners by offering 100% financing for qualified buyers.

If you are a real estate investor that sells homes to first time home buyers in rural areas, you need to know about this eligibility tool from the USDA.  This is especially important for real estate investors when performing your due diligence on a home you are considering to buy.  If the home qualifies as USDA eligible, you then know that you can resell it to a buyer using 100% financing.

And, unlike FHA, USDA does not impose any seasoning requirements on real estate investors that sell in less than 90 days!

“The what?”  This is the reaction when asking real estate investors or potential home owners if they are familiar with HUD’s 203K loan.  If you are a real estate investor that sells the properties you buy, you need to know about the 203K loan to offer your homes for sale to a broader base of buyers.

Most of us assume that if we sell a house to an owner occupant, it has to be completely renovated and should be able to pass an FHA inspection.  The 203K loan is an alternative that can be used to sell a home that needs work to the owner occupant.  The 203K does has some limitations such as structural.  But if the home just needs some TLC such as paint, carpet, kitchen and bath updates, new roof, etc., the 203K loan will work.

For real estate investors, this can be a new source of buyers for their “as-is” homes for sale.  There are many homebuyers looking for homes that need work.  But they typically can’t get funding to buy the home; additional repair money to do the work; and then a permanent mortgage when the work is completed to pay off the construction and repair loans.  The 203K loan does all of this.

The only drawback I have found, because of the unfamiliarity of this loan, is finding a mortgage broker who understands the 203K process.  Because it is a FHA backed loan, many brokers will tell you they can write the loan, but if they do not understand the process they can really screw things up.  There are many horror stories about the 203K loan because the mortgage broker did not know what they were doing.  Just make sure you interview brokers until you find one that specializes in the 203K loan and has had success with it.

For as long as I can remember, real estate has been a part of my life.  My Father was a builder and a developer who built everything from commercial, residential, agricultural and farm implement structures.  When I purchased my first home in 1993, instead of using my VA benefits for 100% financing, I used creative financing and obtained the property on a land contract.  And for many years I owned and operated a Home Inspection business.

So with all of this relative real estate experience, why did I need a HomeVestors franchise to get into the real estate investing business?  For two reasons:

Number one, I wanted a system that was already in place that I could plug into and hit the ground running.  This system included a large network of like minded franchise owners that I could collaborate and share ideas with.  I knew the other local investors weren’t going to help me and I really wasn’t interested in trying to compete with them, which brings me to reason number two.

The power of the “We Buy Ugly Houses” brand.  I did not want to depend on a real estate broker to find me deals on MLS (where everyone sees the same thing).  I did not want to spend my time at the courthouse bidding (with everyone else) on foreclosures.  I wanted a direct relationship between me and the seller of a distressed home or ugly situation.  That’s exactly what I got, and that’s exactly why I will never do this business on my own.

One question I frequently get from real estate investors looking at the HomeVestors® system is, “Will it work in my market?” This is the same system that was established in 1996 and has bought more than 45,000 homes to date.
